Dear Anon,
1. Usually, one `leak' is not as serious. But, if there are multiple leaks, than there is cause for concern.
2. Given your general statement, it is difficult to give you a `return' reply. As each situation is different.
3. Some of the questions you can ask yourself (if they are confidential to you):-
3.1 How many years have I stayed here? Or I have recently moved-in?
If one has stayed for many years in the house, then, one can fall back to our personal experience.
3.2 How is my finance?
If both para 3.1 and 3.2 are OK, then there should not be a need to worry about the slope.
